
A strategic blueprint for Haven’s evolution, combining community-driven insights and innovative design to create inclusive spaces, strengthen social infrastructure, and ensure affordable access for Avondale’s diverse population.
The Challenge
The project focused on addressing two key areas of challenge: fundamental community needs and internal organisational strategic priorities. Research revealed three critical community needs that Haven is well-positioned to meet: inclusive community spaces that are fit-for-purpose, flexible, and low-barrier to foster belonging; acting as a catalyst for social infrastructure by supporting and amplifying community-led initiatives and networks to build resilience; and ensuring affordable access and shelter to strengthen security and wellbeing.
The Solution
TUA’s proposed solution offers a comprehensive blueprint for Haven’s evolution, guided by five core principles. It emphasises creating a welcoming base through warm, homely, and adaptable spaces that can respond to Avondale’s changing needs. The plan seeks to empower local voices and activities by providing accessible platforms for grassroots organisations to start, grow, and thrive. A culture of contribution is encouraged, fostering reciprocity through volunteer support and opportunities for residents to add social value via mentoring, translation, and active participation. Safe and secure access is prioritised to ensure affordability, inclusivity, and reduced barriers to community engagement. Finally, development is envisioned with heart and purpose, delivering buildings that are welcoming, non-institutional, and reflective of the community’s character.
The Journey
The project unfolded through an iterative process of research, collaboration, and strategic planning. It began with initial research and a clear mandate to create a future vision for Haven, aiming to evolve its platform while remaining true to its enduring mission. Data collection was a key phase, incorporating insights from the New Zealand Housing Survey and a locally run community housing survey, drafting and feedback followed, with iterative refinements. Design and planning then progressed to architectural sketch concepts for proposed renovations and new developments, including basement plans. The journey concluded with actionable recommendations for next steps, focusing on technical and operational due diligence, strategic and financial prioritisation, governance and succession planning, and the development of partnership models and legal structures.
