The Challenge
Monte Cecilia Housing Trust sought advice about how to optimise their site in Māngere, to provide additional office space and larger accessible dwellings. They were also interested in assessing whether or not a new development project at a different site could achieve the Trust's objectives and should be explored instead, or in addition to, the original redevelopment.
The Solution
TUA provided advice to the client about how they could best intensify their site to include more office space and larger dwellings, to support accessible multigenerational living. To consider the viability of both an office extension and residential conversion, TUA separated them into two scenarios - the Office and Residential scenario - so that sub-options could be considered.

At every step of the way, TUA made sure the advice was consistently in line with Monte Cecilia Housing Trust’s strategic direction and approach to delivery of housing services. This was focused on quality as well as a quantity strategic pivot.
