TUA provided an urban design review to a developer in Henderson, Auckland, to assist them in their resource application.

The Challenge

A developer required an urban design review, to support their resource consent application for the delivery of eleven homes in Henderson.

The project sought to develop a single parcel within a low to medium density residential area, transforming a block of three adjoined flats into ten terraced dwellings and one standalone dwelling. The development aligns with the Auckland Unitary Plans Terraced Housing and Apartment Buildings (THAB) Zone, intending to increase density while adhering to the site’s underlying zoning controls.

The Solution

TUA provided a comprehensive urban design assessment, which presented the key aspects of the proposed development. The review discussed how each element would contribute to the creation of an integrated, connected, and resilient urban development.

The Journey

To develop this urban design review, TUA did a contextual analysis, an urban character analysis, and a site analysis to determine a final proposal.
